Sanjay Patel, Founder of Fuse

Sanjay is passionate about the property market and started investing in the property market in 1988. He identified a gap in the market in 1985 and through careful and persistent planning was able to acquire his first property in 1988 and within 4 months had acquired another 4 properties.

Sanjay has identified and sourced properties, negotiated and arranged finance, life cover and the rentals by himself and managed his properties thereafter. He is well conversed with the problems investors face when developing their property portfolios.

He has weathered the recession, when he decided that this was the time to "rack up" more properties. "Pound cost averaging" would determine that the average acquisition cost of each property in the portfolio that will fall as the property market became weaker. It was an ambitious and gutsy plan. Many specialists made it quite obvious that they thought the plan would fail. Sanjay believed that he was right in his approach.

He developed a model for buying properties that provided a level of income buy using a relatively small amount of money for acquisition - this provided leveraging. Today he revels in the success of his contrarian approach and has built a substantial property portfolio.

Over the years Sanjay has made his mistakes, which were an expensive learning tool, but today Sanjay & his clients benefit from that experience, and are able to avoid the pitfalls in the investment marketplace.

"I was looking to buy a property in Reading for around £135,000 with a rental of £750 per month.
